Terms of Service

By accessing or using this website, you agree to these Terms of Service and our Privacy Policy. If you do not agree, please do not use the site. If you submit an inquiry on behalf of another person or organization, you represent that you have authority to do so.

Website use, a property search, or an inquiry does not by itself create an agency, brokerage, fiduciary, attorney-client, lender-borrower, or other professional relationship. A real estate agency relationship is established only through the disclosures and written agreement required by applicable law.

The Khurrum Group operates through broker Ashby & Graff Real Estate (California DRE 02041450). Individual team licensing information appears in the site footer and Team page.

Listing information may come from CRMLS, Cotality/Trestle, participating brokers, public records, sellers, and other third parties. It is provided for consumers' personal, noncommercial use and may be delayed, incomplete, changed, withdrawn, or subject to prior sale. Information is believed reliable but is not guaranteed.

You should independently verify material facts, including price, availability, square footage, boundaries, permits, schools, taxes, insurance, HOA information, condition, zoning, and any matter important to your decision. Photographs, descriptions, maps, and automated estimates are illustrative and may not reflect current conditions.

The property guide uses automated tools to interpret search requests and draft answers from the listing information supplied to it. Responses may be incomplete or inaccurate and are not a substitute for verifying listing facts with a real estate professional. The guide does not provide legal, lending, tax, appraisal, neighborhood-safety, or school-quality advice. Do not submit sensitive personal or financial information through chat.

General information only. Listing details can change. Please confirm with one of our agents.

Blog articles, market commentary, calculators, and other website materials are general information, not financial, lending, legal, tax, insurance, appraisal, inspection, or investment advice. Calculator outputs are estimates based on user inputs and simplified assumptions; they are not loan quotes, approvals, or offers to lend. Consult appropriately licensed professionals for advice about your circumstances.

The Khurrum Group and its brokerage support the principles of the Fair Housing Act and equal opportunity laws. The website and services may not be used to request, promote, or facilitate unlawful housing discrimination.

You agree not to:

• use the site or listing data for unlawful, deceptive, discriminatory, or harmful purposes;
• submit false information, impersonate another person, or interfere with another user;
• bypass security, rate limits, access controls, or technical restrictions;
• scrape, harvest, systematically download, resell, republish, or commercially exploit listing data or site content without authorization;
• introduce malicious code or disrupt the website, APIs, networks, or service providers.

We may restrict or terminate access when reasonably necessary to protect the site, users, providers, legal rights, or listing-data obligations.

The site's branding, design, text, graphics, software, and original materials are owned by or licensed to The Khurrum Group and are protected by applicable laws. Listing information, photographs, maps, brokerage marks, and third-party content remain subject to their respective owners' rights. You may use the site for your personal real estate search but may not reproduce or distribute protected content without permission.

You are responsible for ensuring that information you submit is accurate and that you have the right to provide it. Do not send Social Security numbers, financial account credentials, access codes, medical information, or other highly sensitive information through the contact form. You authorize us and our service providers to use your submission to respond, manage the prospective or actual client relationship, provide requested services, and operate the business as described in our Privacy Policy.

The site may embed or link to services operated by Google, OpenStreetMap, UserWay, WhatsApp, Instagram, Yelp, Ashby & Graff Real Estate, listing providers, image hosts, and others. We do not control third-party services, availability, security, content, or privacy practices. Your use of them is governed by their own terms and policies.

We may change, suspend, or discontinue any part of the website without notice. To the fullest extent permitted by law, the website and its content are provided “as is” and “as available,” without warranties of uninterrupted operation, accuracy, completeness, merchantability, fitness for a particular purpose, or noninfringement. Nothing in these terms excludes a warranty or right that cannot lawfully be excluded.

To the fullest extent permitted by law, The Khurrum Group, its team, brokerage, licensors, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from website use, inability to use the site, reliance on content, or third-party services. This limitation does not apply where liability cannot legally be limited.

These terms are governed by California law, without regard to conflict-of-law rules. Subject to any law requiring otherwise, disputes relating to the website will be brought in the state or federal courts serving Orange County, California. If any provision is unenforceable, the remaining provisions remain effective.

We may revise these terms as the website or applicable requirements change. The updated terms apply when posted, and the revision date appears at the top.
