A real estate agency relationship is established only through the disclosures and written agreement required by applicable law.

Listing information may come from CRMLS, Cotality/Trestle, participating brokers, public records, sellers, and other third parties. It is provided for consumers' personal, noncommercial use and may be delayed, incomplete, changed, withdrawn, or subject to prior sale. Information is believed reliable but is not guaranteed.

You should independently verify material facts, including price, availability, square footage, boundaries, permits, schools, taxes, insurance, HOA information, condition, zoning, and any matter important to your decision. Photographs, descriptions, maps, and automated estimates are illustrative and may not reflect current conditions.

Blog articles, market commentary, calculators, and other website materials are general information, not financial, lending, legal, tax, insurance, appraisal, inspection, or investment advice. Listing information, photographs, maps, brokerage marks, and third-party content remain subject to their respective owners' rights. You may use the site for your personal real estate search but may not reproduce or distribute protected content without permission.

You are responsible for ensuring that information you submit is accurate and that you have the right to provide it. Do not send Social Security numbers, financial account credentials, access codes, medical information, or other highly sensitive information through the contact form. You authorize us and our service providers to use your submission to respond, manage the prospective or actual client relationship, provide requested services, and operate the business as described in our Privacy Policy.

The site may embed or link to services operated by Google, OpenStreetMap, UserWay, WhatsApp, Instagram, Yelp, Ashby and Graff, listing providers, image hosts, and others. We do not control third-party services, availability, security, content, or privacy practices. Your use of them is governed by their own terms and policies.

This limitation does not apply where liability cannot legally be limited.

These terms are governed by California law, without regard to conflict-of-law rules. Subject to any law requiring otherwise, disputes relating to the website will be brought in the state or federal courts serving Orange County, California.
